The Small Destructive Testing Detail That Can Undermine an Otherwise Sound Report
Why Testing Protocol Matters as Much as the Findings Themselves
Here's something worth knowing before your next water intrusion case faces scrutiny: most challenges to a water testing report aren't about whether water got in. They're about whether the test itself will hold up.
What Makes a Water Testing Report Hold Up?
Field water testing only proves what it claims to prove if the conditions around the test are documented as carefully as the results. Opposing counsel doesn't need to disprove your expert's findings if they can show the test wasn't run, or wasn't recorded, to a recognized standard.
A few things worth confirming with any expert before testing begins:
Pre-test conditions. Testing is often triggered because an area is already wet, not dry, that's usually why it's being tested in the first place. When that's the case, the expert needs to document the existing conditions carefully and do the extra work to trace the moisture back to its source, since there's no clean baseline to compare against.
Water pressure, duration, and spray pattern. These need to match the applicable ASTM testing criteria and be logged in real time, not reconstructed afterward from memory.
Forensic observation. Who was present, what they observed, and when, documented as it happens rather than summarized after the fact.
Chain of custody. If physical evidence is taken from the site, it must be collected, tracked, and preserved in accordance with case law. This is separate from the observation record and applies only when evidence, not just observations, is being taken.
Any qualified expert should be doing this as a matter of course. But it's the detail that gets skipped when testing is treated as a formality rather than evidence in the making, and it's often the first thing an opposing expert looks for.
