Upper Walkways Seal

  1. Post notices/schedule with the homeowners/tenants for the commencement of work. Homeowners/tenants to remove all items from their entry area prior to the commencement of work.
  2. Powerwash the surface free of all dirt and debris.
  3. Inspect the surface for and damage - report to HOA if found.
  4. Allow the deck to dry.
  5. Mask the area as necessary.
  6. Apply Prosoco Siloxane WB Weather Seal per manufacturer's specifications.
  7. Remove the masking and clean up.
  8. Remove all debris from site.

Private Decks Seal

Roof Tune Up

  1. Inspect 100% of the roof surface.
  2. Refasten all loose sheet metal transitions and apply a three course repair where applicable
  3. Cut out blistered areas and apply a torch down patch.
  4. Seal all coping transitions.
  5. Seal all fastener attachment points on the termination caps.
  6. Inspect all HVAC duct transitions - seal any cracked transitions.
  7. Seal all cracked seals on the pipe penetrations.
  8. Seal all guardrail post penetrations.
  9. Clean out the drain areas and seal the transitions.
  10. Clean off the roof and gutters.
  11. Remove all debris from site.

Podium Deck Replacement

  1. Layout for and sawcut the stucco approximately 8" up from the podium deck surface approximately 1,342 lineal feet.
  2. Demo the stucco and dispose of.
  3. Clean up.
  4. Remove all debris from site.
  5. Remove and reinstall approximately 45 lineal feet of vertical corrugated siding for access.
  6. Remove and reset 3 pots.
  7. Demo and remove approximately 14,407 square feet of 4" thick topping slab and dispose of. Care shall be taken, but contractor shall not be liable for any utilities of any kind that run through the topping slab - any repairs required shall be performed on a change order basis.
  8. Clean up.
  9. Remove all debris from site.
  10. Inspect the existing pan flashings for damage - report to HOA if found.
  11. Inspect the existing drains for damage - report to HOA if found.
  12. Inspect the structural podium slab for damage - report to HOA if found.
  13. Inspect the existing attachment points of the gates and demising walls for damage - report to HOA if found.
  14. Remove and reinstall the gates and demising walls as necessary.
  15. Frame temporary ramps at all doorways.
  16. Install 26 gauge bonderized 4x12 deck to wall flashing in a bed of waterproofing sealant and attached with TapCon fasteners.
  17. Install 26 gauge bonderized weep screed and termination flashings.
  18. Chip back the stucco for a positive tie in to good paper.
  19. Clean up.
  20. Remove all debris from site.
  21. Tie into the existing building paper with new 60 minute paper to create a water tight seal.
  22. Install stucco lath.
  23. Apply stucco scratch coat.
  24. Apply stucco brown coat.
  25. Apply stucco color coat to match the existing texture as close as possible.
  26. Apply fog coat or paint to blend.
  27. Remove the existing waterproofing and dispose of - prep the deck surface.
  28. Prime the surface with Tremco epoxy primer and apply at 90 mils Tremco TREMproof 250GC single component, rapid curing, fluid applied elastomeric waterproofing membrane per manufacturer's specifications.
  29. Allow materials to cure.
  30. After the materials have cured perform a water test.
  31. Install MiraDRAIN 9000 drainage mat.
  32. Install forms with friction blocks.
  33. Install #3 rebar at 18" on center.
  34. Pour approximately 14,407 square feet of colored Top Cast concrete with acid wash touch up.
  35. Layout for and sawcut all joints to match the existing.
  36. Apply mastic joints.
  37. Remove the forms and clean up.
  38. Remove all debris from site.

Raised Planters

  1. Remove all in planter light fixtures and save for the HOA.
  2. Shut off the irrigation.
  3. Cap off the irrigation.
  4. Removal all existing landscaping and irrigation and dispose of.
  5. Remove existing soil and dispose of.
  6. Scrape off the existing waterproofing and dispose of.
  7. Inspect the exposed surface for structural damage - report to HOA if found.
  8. Inspect the existing drains for damage - report to HOA if found.
  9. Apply Elasto-Poxy Primer VOC and allow to tack.
  10. Apply the 1st coat of Elasto-Deck B.T. waterproofing at 45 mils.
  11. Apply fiberglass mesh into the B.T and allow to cure over night.
  12. Apply the 2nd coat of Elasto-Deck B.T. waterproofing at 45 mils and allow to cure over night.
  13. Provide inspection from manufacturer to insure installation methods.
  14. Allow materials to cure.
  15. After the materials have cured perform a water test.
  16. Drain the planters.
  17. Install drainage mat.
  18. Install termination bar.
  19. Install PB4 protection board.
  20. Import 12" of rock base, filter fabric and new soil to previous height.
  21. Clean up.
  22. Remove all debris from site.
